The Task

Lenval came to us through Yodezeen — a referral from one design studio to another, which sets the bar before the first call. The company sits between two worlds: financial and investment expertise on one side, curated world-class architecture on the other. They don't impose a single architectural style; they assemble the right architects for each destination.

That's a hard thing to show. A developer website usually leads with buildings. Lenval's product isn't a building — it's judgment.

The Goal

Build a site with the restraint of the brand: quiet, exact, unhurried. No hard sell, no unit calculators — a company whose enquiries are handled personally and in confidence needed a site that behaves the same way. The work was to make refinement legible: through pacing, motion, and detail rather than adjectives.

The Concept

The organizing idea came from the light of the Gulf. Across the site, shadows move — leaves shifting across surfaces, light changing as if the sun were passing overhead. They're not static overlays but looping video layers, running behind the content on the home page, the services, and the transitions.

It's the detail nobody names but everybody registers. A page with moving shadow feels like a place with a real sun over it — which is exactly what Lenval sells: not floor plans, but the experience of being somewhere.

Around that: video that plays on scroll, page-to-page transitions with no hard cut, and a lightbox gallery slider for the projects. The site is deliberately portrait-first — on landscape it asks the visitor to rotate, treating the experience as composed rather than responsive-by-default.

"We built the site around shadows. Leaves moving across a wall, light shifting the way it does at that latitude — it's the thing you don't consciously notice and can't forget. For a developer selling refined living, atmosphere had to be in the interface, not in the copy."

— Ivan Chopei, Art Director, The First The Last®

The Website

Shadow animation. Looping video layers of moving shadow run through the site — home, services, transitions — giving flat pages a sense of sun, depth, and time of day.

Video on scroll. Project footage advances with the scroll rather than autoplaying, so the visitor sets the pace of the tour.

Transitions without cuts. Page-to-page motion carries the visitor between sections in continuous movement — the portfolio reads as one route, not a set of pages.

Lightbox gallery. Projects open into a full slider with zoom, letting the architecture be examined rather than glanced at.

Composed, not adaptive. The experience is built portrait-first and asks the visitor to rotate on landscape — a deliberate choice for a site where composition carries the message.

Mobile as the primary surface. Building portrait-first means the phone isn't a reduced version of the desktop site: the shadow layers, scroll-driven video, and transitions all run smoothly on mobile, where most of this audience actually browses.

"Lenval doesn't sell square meters, they sell judgment — which architects they choose and which land they buy. You can't put that in a hero headline. You can put it in how the site moves: unhurried, exact, nothing accidental."

— Maks Stepenko, President & Creative Producer, The First The Last®

FAQ

What is Lenval Properties?

Lenval Properties is an Abu Dhabi–based developer of boutique residential, commercial, and hospitality properties, combining investment expertise with curated architecture. Its projects include Project S and Project J on Jubail Island, Abu Dhabi, and The Den on Palm Jumeirah, Dubai.

Who designed the Lenval Properties website?

The First The Last®, an award-winning creative web design agency based in Miami and Dubai, recognized with 15 Webby Awards and 27 Awwwards.

What makes the Lenval Properties website different from typical developer websites?

Most developer sites lead with renders and a unit list. Lenval's leads with atmosphere: real-time shadow animation running through the pages, video that advances on scroll, and cut-free transitions between sections — restraint instead of a sales pitch, matching a company whose enquiries are handled personally and in confidence.

What are the shadow animations on the Lenval Properties website?

Looping video layers of moving shadow — leaves shifting across surfaces as light changes — running behind the content on the home page, services, and transitions. They give flat pages a sense of sun and time of day, evoking the light of the Gulf without a single line of copy about it.

What technologies were used to build lenvalproperties.com?

Webflow and GSAP, with video assets served from a dedicated CDN. Shadow layers, scroll-driven video, and page transitions all run on top of the Webflow stack.

How does the Lenval Properties website perform on mobile?

Smoothly — because it was composed portrait-first rather than adapted down. The shadow layers, scroll-driven video, and cut-free transitions all run on the phone, which is where most enquiries to a developer begin.

How should a luxury property developer present projects online?

Through atmosphere and restraint rather than volume. At this level buyers and partners aren't comparing price per square meter — they're assessing taste and judgment, so pacing, motion, and detail carry more weight than a feature list.

Should a website ask users to rotate their phone?

Only when composition carries the message. Lenval's experience is composed portrait-first and prompts rotation on landscape — a deliberate editorial choice, the same way a magazine spread has a fixed format.

How do you design a website for a developer with projects in both Abu Dhabi and Dubai?

Lead with the company's standard rather than geography, then let each project carry its own location. On the Lenval site, Jubail Island and Palm Jumeirah projects sit in one portfolio under one visual language — a single brand across two markets.

Which agency designs websites for property developers in the UAE?

The First The Last® — an award-winning creative web design agency with offices in Miami and Dubai, whose real estate work includes Lenval Properties in Abu Dhabi and Era Residence in Spain. Among the Top 20 most awarded digital studios worldwide on Awwwards.
